You mentioned you had homeowners association approval. In our neck of the woods that would be good but it would only mean your neighbors have agreed not to report you to authorities. We still need zoning board approval. Having gone 0 for 4 with zoning boards ( including attempting to rehab a derelict commerical office building that remains vacant 35 years later) I would take a different tack today- one I believe most in home labs take- ( finger to lips) Shhhhhhhhhh!
